Frequently Asked Questions
Your Questions, Answered
Whether you’re building a custom home, renovating an existing space, or planning a commercial upfit, there are plenty of decisions to make along the way.
We’ve gathered answers to some of the questions we hear most often about our design-build process, project timelines, services, and what you can expect when working with Kendrick Design-Build.
How long does it take to build a custom home?
From the first design meeting to move-in, a Kendrick custom home typically takes about 15–18 months. Pre-construction and design generally take around 3–6 months, followed by permitting and construction.
The exact timeline depends on factors such as the size and complexity of the home, homesite conditions, community approvals, and design selections. Kendrick’s process emphasizes planning early so the construction phase can move as smoothly as possible.
How much does it cost to build a custom home?
There isn’t a one-size-fits-all price for a custom home. The overall investment depends on factors such as the size and design of the home, homesite conditions, architectural complexity, materials, finishes, site preparation, landscaping, and other project-specific details. Kendrick’s design-build process incorporates budgeting early so your vision and investment goals can remain aligned as the plans develop.
For clients looking for a more tangible starting point, we’ve created the Kendrick Collection, featuring thoughtfully developed home plans with defined layouts, finish details, and selections. Each plan has been carefully priced to provide a clearer understanding of the investment before moving forward. Reach out to our team to learn more about the Kendrick Collection and current pricing.
What is "Design-Build"
Design-Build is an integrated approach that brings design, planning, budgeting, and construction together through one collaborative process.
Instead of designing a project first and determining its construction cost later, the builder, architect, designer, and client work together early in the process. This helps align the design with the budget, identify potential challenges sooner, improve communication, and create a smoother transition from initial concept through construction.
Does Kendrick Design-Build do fully custom homes?
Yes. Kendrick builds fully custom homes designed around each client’s property, lifestyle, priorities, and vision. Clients can start completely from scratch, modify an existing floor plan, or use one of the Kendrick Collection plans as inspiration and personalize it to fit their needs.
Can I bring my own architect/designer?
Yes. Kendrick offers in-house design support, but the team is also happy to collaborate with an architect or designer of your choice. The goal is to bring everyone together early so the design, budget, selections, and construction requirements stay aligned throughout the project.
Where do we build?
Kendrick Design-Build is based in Bluffton, South Carolina, and builds custom homes, renovations, and commercial projects throughout Bluffton, Hilton Head Island, and surrounding Lowcountry communities.

Can you help us choose a plan?
Yes. You don’t need to have a finished set of plans before contacting Kendrick. The team can help you determine the best starting point based on your homesite, lifestyle, priorities, budget, and design preferences.
You can create a fully custom plan, modify an existing plan you love, or begin with one of the Kendrick Collection inspiration plans and personalize it to create a home that feels distinctly yours.
Do you have any subs in house?
Kendrick Design-Build works with a trusted network of trade partners and subcontractors while also maintaining our own in-house framing, paint, and punch crews. Having these dedicated teams allows us to maintain greater consistency and quality throughout key stages of construction. For all other trades, our team carefully manages and coordinates our trusted partners, overseeing scheduling, communication, and workmanship to ensure every part of the project meets Kendrick’s standards.
How involved will I be during preconstruction/construction phases?
As involved as you want to be—but you’ll never be left wondering what’s happening with your project. During pre-construction, you’ll work closely with the team to develop and refine plans, establish the budget, make interior and exterior selections, and prepare the project for construction. Kendrick provides guidance throughout those decisions rather than expecting you to navigate them on your own.
Once construction begins, you’ll have a dedicated project manager and access to a personalized client portal where you can communicate with the team, follow the schedule, view project finances, and see progress photos. Kendrick also schedules walkthroughs throughout construction so you can review progress and important details firsthand.
What type of warranty does Kendrick Design-Build offer?
Every new Kendrick home includes a 10-year warranty program. Kendrick Design-Build provides direct warranty coverage during the first two years after completion and remains your primary point of contact during that period. Beginning in year three, coverage transitions to Quality Builders Warranty (QBW), backed by Liberty Mutual, which provides structural warranty protection through year ten.
